Jan 2012 Newsletter & 2012 SD Real Estate Outlook

San Diego County Real Estate Report…

2011 in San Diego County Real Estate was a mixed bag of numbers.

Single-family, re-sale home sales were up 2.5%.
The median price for homes dropped 5.3%.
The average price dropped 3%.
Condo sales in the county were down 5.7%
The median price for condos dropped 6.8%.

THE CALIFORNIA ASSOCIATION OF REALTORS®
expects the State median home price to increase 1.7% in
2012. They forecast sales to increase by 1%.

SAN DIEGO MARKET STATISTICS Dec 2011 vs. Dec 2010

Single-family, re-sale homes were up 8.3%
This is the sixth month in a row home sales have been higher than the year before.
Condo sales were up 25% year-over-year.

Median price of homes was down 5.3%.
The median price for condos rose 2.5%.

Home inventory was down 14.7%.
Condo inventory was down 29.4% year-over-year.

Pending home sales grew by 9.7% year-over-year.
That’s thirteen months in a row pending sales have
been higher than the year before.

Please remember, while statistics are nice, they will
not determine the price you pay or get for a property.
That will come down to you and the buyer or seller.

What does this mean for you?

NOW is an ideal time to buy a home in the San Diego area…
or to sell a home, especially if you are moving up or even.

Historically low interest rates – some under 4%.
Lowest prices since 2000 in many San Diego areas.

now is probably a good time to do a short sale.

Prices are not expected to go up much, so dump (short sale)the underwater home now and get back in the market in 2 years before interest rates go too high..

How To Prepare for a Home Appraisal

 

How To Prepare for a Home Appraisal

the appraisal inspection is painless, and usually takes anywhere from 30-60 minutes to complete. However, there are a few things that you should do to help the process move along as smooth as possible.


Preparing for the appraisal inspection

  • Create a detailed list of the recent improvements, which should include the following: when completed, cost of the improvement, before and after pictures if available.
  • Make sure each room is accessible; the appraiser is required to inspect each room.
  • If there is a crawl space, this area will also have to be made accessible for inspection for an FHA appraisal.
  • Give the appraiser room to do their job. Errors are more likely to occur when the appraiser isn’t able to concentrate on their inspection.
  • Keep all pets restrained. I’ve been bitten twice by a dog, and once by a cat; the owners had assured me that their pets were friendly-not so much!
  • If you live within a development that has a homeowners association, have the name and phone number of the contact person available, along with a fee statement.
  • If the appraisal is for an FHA loan, then the area leading to the attic will have to be cleared and made accessible-the appraiser is required to make at least a head and shoulders inspection of the attic area.
  • Walk through each room and straighten up as if you were getting ready for company to visit. Appraisers are objective and can look past many things, however, the underwriter reviewing the appraisal photos may feel differently.
  • Complete any unfinished projects-most appraisals are done “as is”, and any projects that haven’t been completed, will have to be adjusted for within the appraisal report.
  • A copy of any agreements regarding easements (shared driveways and/or garages,etc.) should be made available.

Once the appraisal is complete:

You have a right to a copy of your appraisal, so ask for it. If you should find any errors or have any concerns, talk with your loan originator. This is hard for borrowers to understand, being that they paid for the appraisal, but the mortgage company is the appraiser’s client, and they can’t discuss the appraisal with anyone else unless given permission.

Trying to understand an appraisal can be like trying to read the “Dead Sea Scrolls,”so ask questions and get clarification when needed-you paid for it!

Encinitas Fall Festival Street Fair

Encinitas Fall Festival Street Fair. Sunday, Nov 20th from 9 am to 4 pm, come to the 2011 premier holiday shopping and entertainment tradition that has occurred every November. For two decades now, the Downtown Encinitas Mainstreet Association (DEMA) has played host to this premier street fair – The Encinitas Fall Festival Street Fair. This festival, previously known as the Encinitas Poinsettia Festival, is a ready-made bazaar for holiday shoppers and weekend fun seekers.

Fairgoers will enjoy a day where coastal breezes meet people gathering to shop, eat and be entertained and enjoy the community’s Historical district.

The Encinitas Fall Festival Street Fair  will feature over 450 vendor booths showcasing various arts, crafts, gifts, food and wine. Live music will be playing, too. Located on S. Coast Highway 101 from D to J Streets, Encinitas.

The Best time to buy a San Diego area home is NOW!

Well it is finally here.  The best time of the year to buy San Diego area Real Estate!  Hands down…  This year between November 1st and November 30th will be the very best time of the year to put an offer in on a home.  If you are looking for a REALLY good deal when it comes to finding the best home for the money…  NOW IS THE TIME! 

Now may be the best time to buy San Diego Real Estate


Why???  Well, Daylight Savings time ends so people are getting up earlier, it is getting dark earlier, etc.  Plus people are less likely to look at homes during the week, so they try to look at homes on the weekend… if they can find time with all of the other activities.  Plus it is football season!!!  Lots of folks watch football all weekend.  Also the Holidays are creeping up and everyone is getting ready for Holiday parties at work… at home, etc.  Then, after Thanksgiving, it is Christmas Shopping time and folks finally give up and say… “I will just wait till next year to start looking again.”  Will this be the case with ALL sellers?  Of course not but you only need the right one!

Another reason is that the banks want to unload as many properties as they can by the end of the year.  That means bargains on most bank owned homes.

When all of this happens…  The inventory just sits and sits and the sellers are more motivated to accept lower offers because the traffic is so low.

Let’s hit the road and find the best deal possible over the next few weeks.  You really want to try to close before December 23rd.  After that date, there will be a lot less people working due to vacationing so the underwriting process is going to tighten up!

The second best time to buy a San Diego area home is from Christmas thru the Superbowl.  Even though we do not have “Winter” in San Diego, it is still a slow time. Some sellers in January are starting to say, “I made it thru Christmas, I can wait it out till spring”.  They are not as motivated as they may be now.

One huge buyer concern should be interest rates for those who wait.  We are currently around the lowest rates EVER for 30 & 15 year fixed rate loans.  That can change quickly due to the local economy or that of Greece, Spain or anywhere.  An interest rate change from 4% to 5% is actually a 25% increase in the rate!  That can meke a big difference in what you can qualify for.

The time to act is now.  Call me to set up a strategy so that you can take advantage of this great time, whether it is a home for you or an investment using your 401K/IRA.
